Greetings!  Today I wanted to continue talking about the importance of the the kitchen when staging your home for sale - with some advice on making yours more beautiful.  Next, I'd like to discuss some design tips on how to create focal points in your rooms.  This is so important in design in general - but when selling your home - it's a crucial element in making your your more memorable.

Top Ten Ways to Improve Your Kitchen

  • Invest in new lighting.  Beautiful pendant lights will add some pizzaz over your island.  Add a chandelier over your kitchen table.
  • Buy new faucets.  Affordable yet modern choices abound at Lowes and Home Depot.  Antiqued, oil rubbed bronze faucets will add a beautiful period note to a traditional kitchen.
  • Add a kitchen island if you have ample space.  There are many sized versions that are available - from butcher block, wrought iron with marble tops - to the budget unfinished islands you can prime and paint yourself.
  • Paint your dark cabinets a white or off white color.  It will immediately brighten a dreary space.

After:  First, we added a new sink and faucet, painted the cabinets a warm white and changed the countertop inexpensively with new Formica - and added new hardware. We then painted and put a texture over the old dated backsplash tiles - so that they resembled tumbled marble. We purchased a scratch n dent black refrigerator that looked perfect - and a second hand black stove to save some money. We spray painted the range hood black to coordinate. There was extra money left over for a new ceramic floor (from Lowes - to save money!).

  • Install new cabinetry hardware. This small investment will really help update the look of your kitchen.
  • Add several plates on the wall as artwork.  HomeGoods has some inexpensive but beautiful choices
  • Add some warm colors - either on your walls or in lively kitchen towels and accessories
  • Add elegance with a beautiful plant - like an orchid - to the center of your island or on the countertop or kitchen table
  • Replace your range hood - it can give your kitchen a more custom, designer look
  • If your budget permits: Update your flooring, backsplash, countertop - and cabinetry.

Highlighting a Focal Point to Help Buyers Focus on Your Home

In design, a focal point helps to make a room more interesting and memorable.  It is also something that we can use to design around - like using a beautiful fireplace to determine the seating arrangements in a room.  In home staging, focal points are key drivers that will help potential buyers to remember your home.

Some focal points are fairly obvious, such as:
  • A large painting or piece of artwork or sculpture
  • A grand staircase
  • A beautiful fireplace mantle
  •  A grand piano
  •  A drop dead gorgeous chandelier in an entryway
  •  A beautiful backsplash or hood in a kitchen
  •  A beautiful, antique clawfoot tub in a Master Bath
  •  A beautiful, upholstered bed in a Master Bedroom
  •  A large mirror over a mantle
  •  A beautiful chandelier in a dining room
  •  The outdoor pool (especially if lush plants surround it or if you have a waterfall)
  •  An outdoor fireplace
  If you can play up these natural features, your home will be a standout. But - even things that we might not think of at first can be focal points, such as:
 
  • A beautiful view (a lush garden, ocean or forest view)
  •  A grand entry door
  • A gallery-like setting in an upstairs hallway
  • A gorgeous rug
  • A brightly colored bedspead/bedding
  • Beautiful wooden floors
  • A grouping of large candles on the hearth - or on the mantle
  • A gorgeous sink in a powder room
  • An unusual musical instrument - I once saw a gorgeous harp used as a focal point
  • An antique rocking horse or other unusual collectible

    NewTax Credit Program From New York State

    Have you heard the news? NYS  has instituted a new tax credit program of it's own to help new buyers. This new program sponsored by SONYMA is offering a federal income tax credit for NYS residents, called a Mortgage Credit Certificate.

     When you APPLY  for  HOME  loan you can also be considered for this program, and it offers a dollar for dollar tax credit equal to 20% of your mortgage interest when you file you tax return. This credit is for the life of the loan for as long as you own the home and hold a mortgage. There are income limits and price limits for the loan but that information is easily available.

     

    PLUS there are GRANT programs in Nassau county that may give you even more money which mat be available at closing. Please contact me for more information. RealtorbarbaraT@aol.com
