Watch Your Waistline -- 5 Tips for Eating Out This Father's Day - By Sean Barker, CPT

Think twice about heading to the "all you can eat" buffet this Father's Day as you may be putting your waistline at risk!

Follow these 5 simple tips to eating healthy while enjoying Dad's day out.

1. Never go to a restaurant starving! You are setting yourself up for failure right from the start. Have a quick snack before you go if at all possible. A piece of fruit, some mixed nuts, or a protein shake will help satisfy you without filling you up so you can enjoy your meal. If you are really stuck, just grab a bottle of water on the way and drink it before you arrive. This alone will help you avoid ordering the entire menu. If your family is taking you to your favorite spot that you are familiar with and you are really hungry and in a rush, avoid looking at the menu altogether and tell the waiter what you want as soon as they come to your table. This way you won't cave in to all the gut-busting choices on the menu while you try to ignore your growling stomach.

2. Once you arrive and sit down at your table, skip the bread and alcohol. There is a reason they serve you this before your meal. It's because it has been proven in studies that bread and alcohol stimulate your appetite. The biological reason behind this is your body needs food to absorb the alcohol so you don't get alcohol poisoning. But if you're anything like me -- you still enjoy an ice cold beer or a vintage wine -- and you really want a drink, stick to one glass of wine or one light beer without the bread and have it in place of an appetizer.

3. When looking at the menu, remember that you don't have to order something exactly as it's shown. This is your day, and you (or hopefully your family) are paying for the food, so don't be afraid to ask for certain dishes with or without certain ingredients. Even if you do opt for the carb-laden pasta, ask for whole wheat pasta to sneak in a little extra fiber and avoid the blood sugar crash of refined flour. Always remember to ask how large the serving sizes are because most times the "single" portions these days are enough for two or more!

4. You don't have to be a nutritionist to know you should stay away from the obvious food choices that are breaded, battered, or deep fried. Trans-fats are not the new villains in this summer's new "Transformers" movie; they are deadly lab-created forms of fats that are foreign to your body's natural chemistry and wreck havoc on our hearts and our health. Also be wary of any dishes smothered and baked in creamy sauces. Just remember to ask how the dish is prepared.

5. Go for any lean protein source such as beef, chicken, pork, or fish. Nothing beats lean cuts of muscle-building meat seared over a hot flame. Pair it with any side dish like a green salad or fresh grilled veggies. Think protein and fats for your meal and avoid the processed carbs unless you are running a marathon the next day.

Take the time to relax and eat slow, have some good conversation with others, and learn to enjoy the whole dining out experience instead of just focusing on filling your gut.

And if it's a special occasion like Father's Day and you do want to treat yourself, go ahead and enjoy it and get back to your healthy habits the very next meal...

...because the stress from "food guilt" just might be worse than the food itself.

Old Fashioned Home Remedies For The Garden


Are you tired of running to your local garden center every time one of your plants is overtaken by a new fungus or an infestation of insects? Are you sick of spending extra dollars on a concoction that you aren’t even sure is effective and that you think might be doing some harm to the environment, animals and your loved ones? But what to do?

I’ve got the answer right here with a list of old fashioned home made remedies: some of which have been passed on from other gardeners and/or their mothers or grandmothers.
Practically all of the ingredients used in these homemade recipes can be retrieved from you kitchen or medicine cabinets at home.
BAKING SODA
Baking soda can be used to ward off black spot, a terrible fungus that usually hits roses by late Spring. The most effective recipe I’ve found is the Cornell one which is:
1Tblsp. of baking soda with 1 tsp. of dish washing detergent to 1 gallon of water. Mix together and spray on roses early in the morning once a week until disease has disappeared.
BEER
Beer is an old time favorite for getting rid of slugs and snails. This is how you do it. Place the beer (it doesn’t matter what brand) in either shallow pans or a cut down some paper cups to about 1”tall. The pests will crawl into the pans or cups and drown themselves.
VEGETABLE OIL
Believe it or not, if you mix 1 cup of vegetable oil with 1 Tblsp. of dishwashing liquid together and then take 1 Tblsp. of this concoction and mix it with 1 Cup of water, you now have a formula to get rid of aphids. Aphids are very tiny insects that suck the sap from a plant ultimately weakening it. If your leaves look curled and deformed, look under the leaves closely and you may find a colony of aphids.
HOT JALAPENO PEPPERS
Someone planted jalapeno peppers within 4” from the area that they were invading. And voila! They ran for cover after taking a test of these hot veggies. Hot Pepper Spray (a prepared organic spray) is sold in garden centers as a remedy for getting rid of rabbits, squirrels, moles, voles and groundhogs.
CASTOR OIL
Castor Oil sprays are sold in garden centers as a solution to get rid of groundhogs and deer. I would be tempted to go to a pharmacy or health food store and just buy myself a bottle of castor oil and dilute with water and spray on affected areas to see if it works.
PEPPERMINT OIL & GRIT
Peppermint oil is good deterrent for ants who have invaded your garden or home. You can either saturate cotton balls with it or mix in a spray bottle with water and spray where needed. GRITS sprinkled in the garden are also supposed to be an effective way to kill off ants.
VINEGAR (and Lemon Juice)
Vinegar has become a well known organic way of eradicating weeds. Some people say that they're able to get rid of weeds merely by spraying household vinegar on them. Others say that you need to buy a higher concentration of vinegar in order for it to be effective. I would check one of the bottled organic vinegar solutions at your garden center to see what concentration of vinegar they're using. It wouldn’t hurt to add lemon juice to your homemade weed killing formula either. Word has it that the combo of vinegar and lemon juice is a dynamo for killing weeds.
BUTTERMILK
So you think that buttermilk is just a method for helping pots get that aged look or for getting moss to grow? Well, think again. For those pesky mites, the teeny tiny, reddish insects that you can barely see with the naked eye (but that can do tremendous damage to a plant in what seems like no time at all causing yellow foliage and twisted leaf tips), here is a homemade formula that is sure to solve your mite problem. Mix ½ Cup of buttermilk with 4 cups of wheat flour and 5 gallons of water. Strain this mixture through a cheesecloth. Spray it onto the diseased plants. It will kill all of the mites and their eggs.
GARLIC
A mixture of 1 chopped garlic bulb and 1 Tblsp. of cayenne pepper steeped in 1 quart of water creates a mixture that will help keep cats and dogs out of the garden. Adding 1 tsp. of liquid dishwashing soap to help this spicy combination adhere to the plant. Strain the portion that you are going to use and spray onto the plant leaves. The remainder of the formula can stay fresh in the fridge for several weeks.
IRISH SPRING SOAP
Cut up a bar of Irish Spring Soap and cut the end of an old pair of panty hose. Put the piece of soap in the panty hose and tie onto the trees and bushes where the deer have done damage. Before you know it,20the deer will be gone. They can’t stand the smell of Irish Spring.
SUNLIGHT DISHWASHING LIQUID
Quite a few listeners from my show swear that the brand name of “Sunlight Dishwashing Liquid” is the one remedy that works 100% of the time on mites. Mix 1 Tblsp. of Sunlight with 1 gallon of water.
OLIVE OIL
If you place 1 Tblsp of olive oil on any water surface, it will prevent mosquitoes from breeding there.
RUBBING ALCOHOL
When in doubt, I go to my medic ine cabinet and get out the old rubbing alcohol. I soak a few cotton balls in the alcohol and rub on the infected area for such insects as:
spider mites, aphids, slugs and white flies. It may take a few times before you successfully get rid of these pests, but eventually it does work. Rubbing alcohol is a 'must have' for the garden.
LEMON JUICE and SUGAR
In order to keep cut flowers fresher for a longer period of time, I add 1 Tblsp. of lemon juice and 1 Tblsp. of sugar to a container 2/3 filled with cool or tepid water.

Gadgets to help save energy and money

1.Why pay for electricity you're not using? The BugPlug's eyes are motion sensors; when they don't sense you moving in the room for several minutes, the device will automatically turn off the electronics connected to it by a powerstrip.
2. Replace entire lamps with Blight, the solar powered Venetian blinds that charge up during the day and light the living room at night.
3.T he Zeer cooling device is basically a refrigerator that doesn't use any power. It relies on the Nigerian concept of using earthenware ceramic for natural cooling. It's not cold enough for meats or fish, but will keep your fruits and veggies at just the right temperature.
4. Is there anything worse than buying new printer ink? The RITI Printer uses coffee or tea dregs as ink. Just put them in the cartridge on top, slide in your paper and move the cartridge from side to side. No electricity, no ink, no waste.
5. These sinister-looking Standby Monster stickers go on electronic devices and glow red when the device is sucking up energy even while it sits on standby. Think of it as one very scary reminder of the money you're losing.
6. The Power-Hog took second place. It's a piggy bank with a unique twist--kids feed it coins and it doles out 30 minutes of electricity. Would they play video games all night if they knew it would cost a week's allowance?
7. The typical clothes dryer is the second largest energy consuming appliance in the home, so it's no surprise this simple Indoor Drying Wall took the bronze. It's for apartment-dwellers or people in cold climates who find clotheslines impractical.
8. Inspired by resourceful women who use salad spinners to wash their delicates, the inventors of the Laundry Pod created a small, hand-powered washing machine.
9. WattBlocks are designed to end what's known as vampire energy use, the power that devices suck up even when they're turned off. With a tap of the foot, WattBlocks in outlets throughout the house will just say no to devices on standby asking for electricity.
10. Water bill wringing your wallet dry? The Bware water meter could help. Attach it to your shower head (or anywhere else) and it will monitor how many gallons of water you use at a time. Make a mental note, use less next time, and watch the savings add up.
11. SmartSwitch makes the acting of flipping a switch a more conscious decision. During hours of peak energy usage, the switch is more difficult to turn on.
12. Solaris is a solar-powered table that lets you plug your laptop in to be powered by the sun.
Computer equipment gets outdated quickly, and within a matter of years, is sent to the landfill.
13. CardboardCase proposes replacing some computer manufacturing materials with recyclable cardboard. Plus, it can be personalized.
14. Rock 'n read. Move Your Energy is a rocking chair with an attached user-generated reading light.
Let there be light.
15.  Lightimus has a solar panel on the bottom, and a solar-powered 8-hour LED light on the other. Set it upside down during the day to charge and flip it over at night for lighting. The LED light gradually runs out like an hourglass.
16. No batteries needed. The Mizutei (Japanese for water and air) fan relies on the concept of photosynthesis. Water from the center vial moves through the ribs of the fan, then interacts with a synthesized chlorophyll material. The opened fan sparks a chemical reaction that gives the user a refreshing mist.
17. Do you sometimes forget to turn off the lights? No problem--the Blink plug will do it for you. Its rotating eye senses natural sunlight, then turns off devices like fans in the morning and turns on nightlights at dusk.
18. The VE09 Blister Radio is constructed of biodegradable polyester made from cornstarch and sugarcane. A solar panel in the back recharges the batteries.
19.Lay the SunLight out flat, let it suck up solar energy, then roll it up and use it as a flashlight.
20. The E-Tree book is meant to give children an education on generating power. As they expose the digital book to solar power, the virtual tree grows and the text explains energy use.
21. HydroWind is a portable windmill/water turbine. Take it camping, stick it in the river and enjoy light in your tent.
22. Power Patrol Pets are virtual pets that also act as wireless on/off switches for outlets.
23. The Solar Pot charges batteries using solar power.
24. Tired of paying to power products even when they're not in use? The Vampire Plug is a timed power override switch, meaning that you can set it to cut power to your mobile phone charger after two hours, rather than unplugging it yourself when you wake up eight hours later.

Let the professionals do their job

It amazes me how many people buying homes know "someone in the business"  or family members who know a little about everything, who they drag along to see a house with them. These are people who think they know everything about buying selling and or conditions of homes. in most cases it only makes things worse.  

For instance we took a friend of a friend out to look for a home for a very long time. When they found a home they like they brought in their "pit bull"  to look over and criticize the homes ( a ploy to overshadow the fact that they grossly underbid on every house). While this man had some knowledge he was no home inspector and talked them out of homes that sold within days of their seeing it, and of course for a much higher price than they were offering. 

  Next case, a friend of my partner was looking for a home and wanted something near and similar to their parents' home. All seemed innocent in the beginning, but when the parents came along, all we heard was how much better THEIR HOME WAS. After some time they find a house around the corner form the parents, same style, just needed a little updating, but the price was good for the condition. They made an offer, it was accepted and then came the inspection ( by the most stringent inspector we know). Inspector finds NOTHING wrong, but he father then chimes in with it will take XXX dollars to bring it up to the quality of his home, and said they could not afford it. So the deal was nixed, and then  at that point we stopped showing them homes.  

 Last case was this week, new buyer finds a house they love (well at least the woman does). Fiance drags uncles along to inspection. Uncles pour over the house even before inspector gets going. 1/2 hour later they announce house is falling apart from water damage, information not corroborated by inspector and leave. I talk to inspector, who by the way did not get paid for his time, and did not agree with the information they used to back out of the deal. Did the home need work, yes, it was old and needed a real face-lift. But it was not falling down either. They did not want to hear what inspector had to say. Needless to say we will not show them any additional homes.  

When I owned my bridal shop I saw the mother of the bride do similar things to the brides who would not stand up to them.So if I bride asked for my advice, I would tell her to keep the family out of it until she had reached a decision. I say the same for buying a house, wait until the ink is dry then bring in the family. When you buy a home, the only people who need to love it is the people who are going to live in it.

$8000 Tax Credit and Foreclosure Relief

Federal government provides needed incentives.

Debbi Burright knows just how powerful the first-time homebuyer tax credit can be. Last November, the Portland, Ore., broker of Keller Williams Realty Portland Premiere worked with a customer who took advantage of the credit to buy a house after she introduced the incentive to him. 

 

He was the first of three of Burright’s clients to use the credit at her recommendation—and that was before the federal government improved the program in February as part of its sweeping economic stimulus package. 

 

Before the change, the credit was for a maximum of $7,500 and had to be repaid over 15 years. Today it’s for up to $8,000 and doesn’t have to be repaid if borrowers own their house for at least three years. The elimination of the repayment feature is retroactive to the start of this year, but doesn’t apply to transactions in 2008.

 

"The tax credit is really a phenomenal thing," says Burright, who promoted the credit heavily last year.

 

The improvements to the credit, heavily backed by NAR, as well as the restoration of last year’s high-cost conforming and FHA loan limits of $729,750 (they had dropped to $625,500 at the start of 2009), promise to be game-changing because they directly address reasons households have been sitting on the fence, says NAR President Charles McMillan.

 

"These changes are aimed at giving people the tools they need to buy right now," he says.

 

Burright agrees and would like to see the federal government go even further. "I’d love to see the elimination of the repayment feature made retroactive for taxpayers who bought last year," she says.

 

Sen. Johnny Isakson, R-Ga., the original sponsor of the tax credit and author of a Senate provision that would have increased it to $15,000, told The Atlanta Journal-Constitution in February that he hasn’t ruled out additional changes—including making it available to all home buyers.

 

Broad Real Estate Focus

 

The $8,000 credit and the higher loan limits could result in hundreds of thousands of new buyers and move-up buyers coming into the market this year, says NAR Chief Economist Lawrence Yun.

 

But these two aspects of the stimulus are just the tip of the iceberg for real estate. The new law includes tens of billions of dollars in other assistance through a variety of programs that impact real estate, such as commercial real estate tax credits and grants for low-income rental housing.

 

 

Foreclosure Prevention Plan

 

Separate from the stimulus package, President Obama has made up to $200 billion available to shore up investor confidence in the mortgage secondary market and up to $75 billion in incentives to encourage lenders and borrowers to refinance troubled loans. The effort is critical because of the destabilizing impact of high foreclosures and distressed sales, says NAR.

 

"When people lose homes to foreclosure, our communities, the housing market, and our economy all suffer," McMillan says. The plan details include:

 

  • Help for home owners making their payments but at risk of default. Home owners with a conforming loan could be eligible to refinance as long as their mortgage doesn’t exceed 105 percent of the home’s current market value.

 

  • Help for home owners already in default and in need of loan modification. For lenders that voluntarily agree to lower a borrower’s payment so that it makes up no more than 38 percent of the borrower’s income, the government would share the cost of lowering the mortgage burden further.

 

  • Doubled resources to Fannie Mae and Freddie Mac. To encourage investors to buy the secondary market companies’ mortgage-backed securities, the government promises to back them to up to $400 billion, twice the current amount.

 

Guidelines for the program could be out before April 1. If you’re working with borrowers who are having trouble keeping up on their mortgage, tell them to call their mortgage servicer or a HUD-approved nonprofit housing counseling agency.

The stimulus package and foreclosure plan are a good start to solving the nation’s economic woes, says NAR 2009 President-elect Vicki Cox Golder. "By helping good people caught in bad mortgages, we’re keeping inventory from being added to a market already under stress."

Cheating! It has become a widespread problem, not only in the business world, but in the classroom, on the playing field and in the lives of ordinary people. Right now, if we think of cheating, we immediately think of our financial crisis and all the dishonesty and greed that have placed our nation on the brink of financial ruin.

Our financial ruin did not just happen overnight. Unfortunately, it was developing for years because of mismanagement, selfishness, dishonesty and blatant cheating. Now innocent people are paying the price, because of a few self-absorbed, dishonest human beings. Finally people are being held accountable for their poor choices and decisions.

Our present social landscape is very troubling. There is an infectious attitude among young people that seems to tolerate various forms of cheating and dishonesty. Too many adults also minimize various forms of cheating and dishonesty among teenagers.

Too often it starts in middle school when students start cheating on exams and on homework and get away with it. If they get caught, it is usually dismissed with little or no consequence. It seems over the years that our ethical student code of conduct has gotten buried in the rubble of day-to-day living.
